If the buyer for some reason changes his mind about selling, he will reimburse you a double deposit. And only when you fully pay the seller, you can be considered the full owner of an Italian apartment, villa, or maybe a castle. In the case when you have enough money to immediately pay for the purchase, you can not make a preliminary contract.

The main thing is to choose a good notary, since a lot depends on him. According to Italian law, a notary public does the following:

Draws up a contract of sale;
Checks the purity of the sale of real estate, is responsible for the honesty and transparency of the transaction;

Certifies the transaction in accordance with Italian law.
But do not forget that the purchased apartments do not give you the right to live in the country of dreams, so that settle visa issues on time.
