Real estate abroad? Of course in Turkey!
In Russia, a rather large, let’s say, group of people has formed that would like to acquire real estate abroad. Naturally, the question arises of exactly where and on what conditions. Of course, in Turkey, my friends!
This country is almost not affected by the crisis. Turkey still has a stable economy and, accordingly, the real estate market. In this country, low prices for goods and services. The population there is friendly and welcoming. And then, Turkey today, one might say – a Russian resort. That means a lot of sun and, of course, the sea. Imagine a few thousand kilometers of beaches. It’s great to have a house or apartment on the beach. He got up in the morning, ran away, took a plunge and – home to drink coffee. Or what do you prefer to eat at this time of day? In addition, airplanes fly to Turkey often, one might say, like commuter trains.
What can i buy?
Now about the real estate itself. Housing prices in Turkey are among the lowest in Europe. For example, an apartment on the secondary market can be purchased at a price of 300 euros per square meter. m. But here, as you know, you need to be careful and careful, otherwise you can buy such a cat in a poke that your mother does not grieve. However, you should be careful and cautious when buying a home in any country, even in your homeland.
It is better, of course, to buy an apartment in new buildings. In this case, you can buy decent housing at a price of 40 thousand euros. Prices are almost twice lower than in Europe. In secret, the lowest real estate prices in Alanya. A square meter of housing will cost starting from 500 euros. You can buy such an apartment there that in your yard there will be not only a garage, but also a pool, or even a hairdresser with dry cleaning. And all this at relatively low prices.
Well, if you wanted a house or a villa, then you are welcome, for example, in Kusadasi. In this area, you can buy a house in two or even three floors, with all amenities. A pool in the courtyard, a garage and a garden from the sea are a good hundred meters away and for only 100 thousand euros. It seems to us that it is inexpensive. Especially in the same places they sell houses and several million euros. If you like to ski, you can buy a house in the mountains, near the ski slopes. It will cost you within 300 thousand euros.
How to buy?
In order to purchase property in Turkey, you need to obtain a residence permit. But do not be afraid. A residence permit is issued during the day, and technically presents no problems. But then you can come to Turkey without any visas.
Now, actually, about the sale itself. Citizens of our country in Turkey can only purchase real estate itself. Land for sale to foreigners is prohibited. Before you make a sale, you need to get permission for it in the Cadastral Office. Such permission can be given to you within a month. Please note that the implementation of real estate transactions in this country is entrusted to real estate agencies. That is, you cannot buy anything on your own. The agency will conduct an inspection in your presence of your chosen home, its assessment. It, observing all legal subtleties, will carry out the purchase of real estate on your behalf and register your property in the appropriate institutions. The agency, so to speak, in this case carries out supervisory functions over the purity and honesty of the transaction.
Payment for agency services is included in the transaction price. The cost of such services is determined by law and is not more than 6% of the value of real estate. The contract between the seller and the buyer is drawn up in two languages. In Turkish, of course, and in the language of the buyer of real estate. When buying a home in a new building, you pay a 10% deposit. Please note that the deposit will not be refunded in case of your refusal of the transaction. And then pay in equal installments until the full repayment of the transaction amount.
If you buy new housing, then you must open a bank account and transfer to this account the full value of the transaction. A bank account can be opened after registration with the tax office. There are no technical problems. Submit your passport to the tax office, write a statement and get permission to open an account.
After you have fully paid for your purchase, you will receive a document from the Cadastral Office, certifying that you are the owner of this property. That is, a certificate of ownership. That seems to be all. If you want, hurry up, my friends, otherwise Turkey is steadily joining the European Union, which means that real estate prices will jump in price.
